Town of Parry Sound Site Plan Control By-law Amendment

The Town of Parry Sound is undertaking an amendment to the existing Site Plan Control By-law. The main goals and objectives are to:

1. Correct housekeeping matters and technical issues;
2. Clarify what percentage of security is required;
3. Permit the delegation of development between 50 square metres to 200 square metres of ground floor area to the Principal Planner; and
4. Permit the delegation of residential development of three to six dwelling units (below three is not subject to site plan control) to the Principal Planner.

The intent is to expedite, clarify and streamline the development process.

Site Plan Control is a process where a higher standard is applied to some types of development.

This process requires an application and other information (such as detailed plans and stormwater management reports) to be submitted. Town staff and other agencies then review the submissions.

The purpose is to have a pleasing built environment and ensure that all services are designed correctly.

The developer and the Town enter into a Development Agreement (also known as a site plan agreement). These agreements are registered on title and often securities are held to ensure development proceeds in accordance with the submitted plans and studies.
